    "Approximately 3-4 years prior to replacing the roofs of 10 buildings (38 homes), we used American Roofing to maintain our roofs to extend the lifetime of the roofs: gutter cleaning, facia repairs, tile replacements and drone inspections for wind damage, etc. Finally, the time came to replace our roofs and gutters.     "If I had gone with initial recommendations of the contractor and there had been a roofing inspection, the entire roof would have had to been replaced. The contractor made two significant errors in the initial proposal: Weather Watch was to be applied to entire deck; and, a fan unit was recommended as an option to be installed in addition to a ridge vent. The burden was placed on me to inform them that on a low slope roof GAF installation requirements would be violated, that a double layer of felt would have to replace the use Weather Watch for the entire deck, and that the use of a fan would counter-act a soffit-ridge vent system. Installtion was further problematic: The Cobra Vent capping shingles were nailed down too far. This left an opening in many places with only 0-to .25 inch clearance. Backing out the nails was suggested but refused as a remedy by the homeowner; As many as five areas of the home still retained warped wood that was shingled over; I had initially requested that the contractor take into consideration that the valleys tend to accumulatep organic matter. I was willing to have a metal valley installation. Instead, the contractor argued that a better choice would be to use all shingles and that he would cut the valley in such a way to make it easier for leaves etc to wash out. Upon completion, the valleys were not trimmed and the contractor argued that homeowners prefer his installation based on looks; A remediation plan was slow to develop. Contractor failed to respond to emails on a timely basis, nor did contractor directly respond to questions which had to repeated. This resulted in confusion, considerable stress, and excessive involvement by the homeowner. The cost of the remediation plan was unfairly placed on the homeowner. The original verbal agreement was to address all follow up issues with no charge except for any difference in the cost of a cobra mesh ridge vent and a rigid vent which was preferred by the homeowner. Since ventilation was initially presented as a major issue for this low slope roof, the rigid vent seemed to be superior product but was never suggested by the contractor. The contractor later explained that he never knew that it was available by GAF and then argued that it was hard to locate and much more expensive than the Cobra. GAF contractor services supplied the homeowner with distributors in the state. Availability was never indicated as an issue and that cost was exactly the same as the Cobra vent . In the final negotiations with the contractor, the total cost of the vent was incurred. Although, the contractor did make a compromise, the process was very stressful and did not reflect an appreciation for what was avoided. Namely, there seems to be an almost certain liklihood that the roof would have had to be replaced if Weather Watch had been applied to the entire deck. Moreover, it would have been very labor intensive to remove this product and it would have been very upsetting to homeowner to have learned that the additional cost of wiring a roof fan was a waste of resources."
